and REO specialist I’ve been helping
asset managers navigate complex markets
for nearly four decades and this is your
Northwest ARO inventory report for June
2025
Let’s start with what the numbers are
telling us Inventory is up way up In May
we hit over 18,000 active listings
across the Northwest MLS That’s a 42%
year-over-year jump and the highest
we’ve seen since 2018
On the surface that sounds like a
healthy market But here’s the catch
Sales aren’t keeping pace We added
nearly 3,900 listings in May but closed
only 580 more sales than the month
before
That’s a widening gap And for REO asset
managers it means one thing The window
to list and move your inventory
is narrowing
Prices are mostly stable for now The
median sits just under 655
slightly down from last year slightly up
from April But with buyer activity still
trailing supply the risk of softening
grows as we head into late summer So
what does that mean for you well if
you’re holding ARO assets in the Pacific
Northwest especially in counties like
King Snowomish or Clum where inventory
jumped over 50%
you need to be executing a smart
time-sensitive listing strategy right
now
The good news buyer engagement is up We
saw a 16% increase in showings in nearly
180,000 keybox
openings last month That’s real traffic
but it’s selective Buyers are cautious
and they’re skipping over anything that
isn’t priced right or market ready
And here’s a strategic edge Over 70% of
the listings are eligible for down
